Families often choose a Scottsdale neighborhood because of its schools. At the foot of the McDowell Mountains, Desert Canyon Elementary and Desert Canyon Middle School take students from kindergarten through 8th grade, with Mandarin dual-language immersion the whole way. The elementary school is an A+ School of Excellence, and the middle school is celebrating its 30th year in 2026–27.

Arizona home-buying terms, explained

If you're moving from out of state, Arizona's contracts and closing process will feel different. Here are the terms you'll hear most.

Escrow A neutral third party closes

Arizona closings are handled by a neutral escrow and title company, not attorneys. The escrow officer holds the earnest money, collects signatures, pays off the old loan, and records the deed. That's Marlene's side of the team.

Inspection period Your due-diligence window

The standard Arizona purchase contract gives buyers a due-diligence period, usually 10 days, for inspections, insurance quotes, HOA documents, and checking which school a home is assigned to.

BINSR Buyer's Inspection Notice

The Buyer's Inspection Notice and Seller's Response is how you ask for repairs or credits after the inspection. Chase negotiates it for you.

SPDS Seller disclosure

The Seller's Property Disclosure Statement is where sellers list what they know about the home, from roof age to past repairs. Read it early and closely.

CLUE Insurance claims history

A CLUE report lists insurance claims filed on the property in recent years. Buyers usually review it during the inspection period.

Pre-approval Your offer's credibility

A pre-approval letter backed by a lender's review of your finances makes your offer stronger, especially for homes near popular schools that get several offers.
